Have you looked at your roof recently and wondered, what is going on, our roof isn’t that old but it just looks aweful. Many people just think it is dirty or the nearby trees have stained it. While that might be part of the problem, most of the time it is Gloeocapsa Magma (http://en.wikipedia.org/wiki/Gloeocapsa_magma), an airborne bacteria that is feeding on your roof. Fiberglass shingles (the most commonly seen amongst today’s residential homes) are made with limestone as a filler (in the asphalt). These shingles hold moisture and organic “bacteria food” material longer (especially on the North-side of the home where it gets less exposure to the UV Rays from the sun) than the paper/asphalt/ceramic shingles of 20+ years ago. Additionally, these particular bacteria enjoy the limestone as a food source.
Once the bacteria have become noticeable, the stains will continue to worsen year to year. There is debate over the actual harmfulness of this particular bacteria to roofs, as there is little supportive scientific research. However, most “experts” within the subject area conclude the bacteria to be harmful, if left untreated, as the growth holds moisture within shingles causing premature aging, rotting, and/or granule loss. Additionally, the continued spread and darkening caused by the bacteria can cause UV attraction that will build higher temperatures in the attic. This will cause your power bills to rise especially in the summer months and can cause the roofing material to “bake” from both sides which will lead to premature failure.
We use a no pressure cleaning method recommended by the Asphalt Roofing Manufacturers’ Association (http://www.asphaltroofing.org/algae-discoloration-roofs)
*NOTE* Under no circumstances should you ever allow anyone to Pressure Wash your roof! This will void the warranty, cause extensive damage and ensure premature failure and replacement! Not only will our method have no adverse affect your warranty but will extend the service life of your roof, give you the most curb appeal for the expense, and could lower your cooling expenses over the life of the cleaning. Your roof cleaning and restoration will usually have a lifespan of 3-7 years depending on environmental factors.
Since Gloeocapsa Magma is an airborne bacteria, we recommend neighbors have their homes treated as close to the same timeframe as possible. This will extend the cleaning life even further as the bacteria will have to travel farther to reach your roof again.
